In the heart of Szczecin, on Starzyńskiego Street, surrounded by monumental architecture, our conceptual design proposes an exceptional residential and commercial facility that seamlessly blends architectural tradition with the comfort of modern living. The development enjoys a prestigious setting – adjacent to the Philharmonic Hall, the historic command building, and the Orthodox Church, and in close proximity to Żeromski Park, Adam Mickiewicz Square, and the Chrobry Embankment. This unique location not only enhances its appeal but also underscores its representative character.

The building’s design draws inspiration from the elegance of historic bourgeois townhouses, enriching the urban fabric with a timeless and refined form. Its façade, clad in noble materials such as stone and decorative plaster, is accentuated by bespoke metalwork details, including balcony railings with a distinctive geometric patterns. The architectural composition has been meticulously crafted to capture the spirit of the place, creating a space that is both prestigious and welcoming to its residents.

The focal point of the building is a monumental five-storey entrance portal leading to a richly appointed lobby, inspired by the interiors of luxury townhouses. The space features geometric stone flooring, wooden accents, and sophisticated lighting fixtures, creating an atmosphere of refined elegance. From the lobby, residents can access an inner courtyard designed as a semi-private space, combining greenery with decorative paving to provide an oasis of intimacy and tranquillity despite the building’s central location.

The ground floor facing Starzyńskiego Street is dedicated to commercial units. Elegant shopfronts, complemented by landscaped forecourts and carefully arranged flowerbeds, will draw in visitors. Units whose functions do not require direct street access – such as notary offices or medical practices – will be accessed from the inner courtyard, ensuring greater privacy for both tenants and clients.

The building comprises six storeys, with levels two through five featuring repetitive apartment layouts, while the recessed top floor functions as a penthouse level. These upper-floor residences are designed for residents seeking exceptional views, abundant natural light, and enhanced privacy. Expansive terraces and sweeping panoramas of the city skyline create a sense of openness, freedom, and an exclusive urban lifestyle.

The building will be equipped with a range of amenities, including a two-level underground car park, a bicycle storage room, a stroller room, parcel lockers, and a smart building management system that enables residents to remotely control heating, lighting, and other electrical devices. The roof of the top floor is designed to accommodate a photovoltaic installation, which could, for example, provide power for the lighting of common areas.

An integral element of the project is the landscaped park on the adjacent plot, conceived as a natural extension of the building’s entrance axis. Designed in the classical French style, it will feature walking paths, low hedges, flower beds, and water features, creating a refined recreational space for both residents and visitors. To the rear of the Philharmonic, a summer stage and a winter garden–style café pavilion are planned, opening directly onto the greenery during summer months. In this way, the development on Starzyńskiego Street not only provides a modern residential environment but also enriches Szczecin’s public space with an elegant and welcoming urban development that harmonises with its surroundings.
